This week the global Head of Research at Knight Frank, Liam Bailey, is joined by President & CEO of Miller Samuel, Jonathan Miller. Jonathan is a legendary New York housing market expert whose insights shape understanding of luxury real estate trends nationwide.

Using fresh data from the Knight Frank Global Super-Prime Intelligence Report, Liam and Jonathan explore how billionaires and centi-millionaires are reshaping global housing markets, and what the latest quarter’s slowdown really means.

Across 12 leading global hubs, 474 residential sales above $10 million took place in Q3 2025, totalling $8.5 billion. But with volumes down 21% and values down 29% on Q2, the big question is: what’s driving the shift?

Jonathan describes a market in rude health: despite a slowdown in Q3 sales, Wall Street continues to fuel the luxury sector, and Q4 is shaping up to be a bumper season in the city.

We hear from Emma on how attitudes towards the retail sector are the most positive they have been for years, with retail the best performing mainstream property asset class in 2024. Two-thirds of the Top 300 retailers are rated low-risk. Despite this, investment volumes last year fell short of

10-year averages. Could 2025 be a more profitable year for investors?

Shabab talks about how the London office market is at an inflection point, with investor sentiment stabilising, pointing to renewed activity into 2025, particularly for top-tier office spaces. The investment market is polarised, however, with demand strongest for prime office buildings in the top UK markets. In certain areas of the capital, there is a significant shortage of high-quality office space. Specifically, less than 0.5% of the available office stock in London's City and West End submarkets is classified as grade A.

The panel also look at projections for overall investment volumes into UK commercial real estate this year, and discuss why new infrastructure projects present significant opportunities.

How can London landlords prepare for EPC cliff edge?

You potentially won’t be able to let an office in the UK without an EPC A-B by as soon as 2030. So how can London’s office landlords prepare effectively for this energy efficiency deadline? Currently, 70% of commercial property floor space is rated EPC C or below across England & Wales. So getting ahead of potential future regulation could mean a first-mover advantage, particularly where there is a demand and supply imbalance.

To unpick this complex topic, Anna is joined by Flora Harley, Knight Frank’s head of ESG research, and Harriet Hicks, ESG consultant at the property agency, who explain some of the risks and strategies commercial property landlords and investors must consider. They discuss Knight Frank’s new report on building obsolescence, which looks at more than 3,000 commercial properties that have undergone retrofitting leading to an improved EPC rating of at least B, and the measures landlords took to get there.

Lab crunch: British science needs more space

In our first episode of 2024, we talk about Britain’s laboratory shortage, with start-ups actively searching for lab space amid a dearth of supply. Anna Ward is joined by Knight Frank partner and life sciences specialist Jennifer Townsend to discuss the growth of the UK’s £90bn health and life sciences sector. In London alone, the city is struggling to provide biotech and life sciences entrepreneurs with the research space they need. Knight Frank data shows that demand for lab space in the capital stands at 793,000 sq ft, while availability is just 179,295 sq ft – less than a quarter of current requirements. UK-wide, life sciences firms raised £3.3bn in venture capital financing last year, ranking as the third-highest amount over the past ten years. On a year-over-year basis, funding to the sector declined 7% compared to 2022. However, life sciences performed better than the broader UK venture capital landscape, which saw investment drop to £16.1 billion in 2023 - a 44% decrease compared with 2022.

Anna also speaks to Deirdre O’Reilly, senior research analyst at Knight Frank, to find out more about the rise in film and TV production spend in the UK and how this is fuelling an increase in film studio take up. If production spending reaches £8.7 billion by 2028, Knight Frank has estimated an additional 2.6 million sq ft of additional studio space will be needed. Deirdre also pinpoints two other key industrial sectors to watch in 2024…

How are pollution rules impacting housing delivery in England?

Anna speaks to Knight Frank rural surveyor Steph Small and Irwin Mitchell partner Sam Knight to find out more about the nutrient mitigation market, which the government just announced fresh funding for.

Natural England has established its own nutrient mitigation scheme; however, this is currently only available to developers in the Tees catchment in the North East of England and there is a limited number of credits available.

For those developers unable to access this scheme, the only other option is the embryonic private market or relying on their own mitigation methods from wetlands to sustainable urban drainage.

The government is aiming to both expand the Natural England programme and speed up the development of private sector schemes.

Steph and Sam explain why mitigation options are not straightforward and highlight that the greatest shift will be when water companies upgrade wastewater treatment works to reduce harmful nutrient pollution.

But this is still some way off, with the government proposing the upgrades are completed by 2030.

How do Britain’s build-to-rent schemes measure up?

The build-to-rent market has made serious inroads into Britain’s property sector, with the number of completed units more than tripling to over 82,000 units in the last five years. While the scale of this remains small relative to overall housing delivery, all signs point to a strong growth trajectory ahead.

But how do the completed schemes measure up so far?

To find out, Knight Frank has launched a new Resident Experience Index alongside UK property developer Moda which, for the first time, provides some insight into how resident experience drives investment value across the sector. It tracks key metrics from the sustainability of a scheme to the number of amenities on site, affordability, accessibility and health and wellbeing.

Anna speaks to Lizzie Breckner, associate in Knight Frank’s residential investment research team, and Emma Shone, corporate PR manager at Moda, who were both involved in the launch of the new index. Will street votes and net zero rules stifle Britain’s housing market?

This week, the Queen's Speech covered 38 pieces of new legislation, up from 30 last year, with Boris Johnson seeking to reboot his premiership. In this podcast, we focus on a couple of the bills most relevant for the property sector - energy security and levelling up and regeneration. Anna quizzes Knight Frank’s heads of planning and energy – Stuart Baillie and David Goatman – about the likely impact on housing development.

They discuss the impact of shelving comprehensive planning reform and giving local residents more say over development, and assess government plans to toughen up net zero rules, with housebuilders mandated to reduce carbon emissions in new homes by 30% from next month (June 15).

So how will this impact the delivery of new homes? Baillie suggests ‘street votes’ on local design codes could “further stifle rather than stimulate development”, while Goatman says that developers are “understandably asking a lot of questions” about how to meet new net zero targets at a time of build cost increases and lengthy planning delays for much needed green infrastructure projects.

Can Britain's high streets weather the cost of living crisis?

They also dissect the latest January sales data and give their outlook on Britain’s empty shop numbers, with the retail vacancy rates having jumped to around 15% during the pandemic.

Will inflation pain hurt UK house prices?

We’ve seen a sharp rise in inflation and the Bank of England is expected to hike interest rates in early February. What does this mean for UK house prices? We hear from Knight Frank head of UK residential research Tom Bill and Toscafund chief economist Savvas Savouri. The pair last came on the podcast six months ago, ahead of the sharp increases in gas prices which have contributed to record inflation rates.

But Savvas suggests that while inflation is likely to breach 6%, these rates won’t persist and predicts that inflation will ease off to around 2.5% by the summer of 2023.

Against this backdrop, Tom anticipates UK house price growth to slow somewhat, ending the year in single digit growth territory after 2021’s unusually strong performance. However, he adds that Prime Central London could outperform the overall UK rate of growth as overseas buyers return to the market.

Finally, they discuss the tech disruptors entering the mortgage market, with Savvas suggesting the likes of online bank Monzo, digital mortgage broker Habito and London-based fintech Perenna, could have a major impact. To the extent that mortgage rates could even fall as disruptors buy up market share, leading to more competitive rates.

This week, we look at what is happening behind the scenes in government on three key issues for the property sector: the return to the office, future of retail and net zero targets. Anna speaks to Andrew Smith, head of public affairs at Weber Shandwick to find out how he is navigating these long term policy agendas and how they are impacting property occupiers.

Andrew stresses that the return to work will be crucial for the government in terms of revitalising city centres, but also points to the importance of balancing the interests of the hospitality sector with other business priorities as “al fresco” dining and temporary low traffic neighbourhoods are phased out to allow traffic back in.

He also points to the review of business rates coming forward in the autumn and a building momentum to change the system, with strong political and public support to tax online retailers. With the business rates holiday coming to an end, he says there’s pressure for the government to be more radical.

Finally, he also spells out what property occupiers will be watching in the upcoming heat and buildings strategy, from who will be picking up the bill to how far the government will depart from fossil fuel gas to heat homes.

Will Boris Johnson water down his planning reforms to head off a backbench rebellion?

Why rising inflation is unlikely to spook property investors

This week, we learnt both British and US inflation rates accelerated unexpectedly in June, challenging the view that high inflation during the post-Covid recovery will be temporary. Joining Anna on the podcast to discuss the impact of rising inflation on property markets is David Bailin, Chief Investment Officer at Citi Global Wealth, and Knight Frank research partner Flora Harley.

David says that inflation is likely to last longer than expected but is not a major cause for concern for property investors. His view is inflation is temporary and due to distortions created by the pandemic, although he says it could last for several more months. He shares his views on best bets for property investors from last mile logistics to data centres and digital infrastructure.

Flora highlights why there’s less risk for the housing market now compared to the 2008 recession. The pair also discuss persistent supply chain disruption and the severity of cost inflation for the construction sector.

Can the UK housing market resist the post-stamp duty holiday blues?

The UK housing market has moved on quickly from a seven-week freeze last year to a lengthy stamp duty holiday. But what happens now that the holiday on the first half a million pounds of a property price has ended? Will prices cool and is tax reform on the cards? As of Thursday this week, the threshold has fallen back to £250,000 where it will remain until 1 October when it reverts back to £125,000.

This week, Anna is joined by stamp duty guru and tax partner at Blick Rothenburg, Sean Randall, and Knight Frank’s UK head of residential research, Tom Bill, to delve into the impact of the holiday ending. They cover off whether indeed this will trigger a price correction following record UK house price growth and Sean sets out some options the government might look at when it comes to tax reform to recoup lost revenue and make good the deficit.

They also look at the psychological impact and uniquely British nature of the holiday, as well as how further stamp duty cuts might be used to encourage the nation to buy net zero homes.

Are we on the cusp of a Roaring Twenties for London and New York’s prime markets?

Anna heads to Manhattan to find out how the ‘race for space’ is driving New York’s prime housing market and how London’s experience compares, as well as how they will cope with governments dialling back economic support.

She speaks to Jonathan Miller, expert on prime housing markets across the US and President and CEO of real estate appraisal firm, Miller Samuel, as well as Kate Everett Allen, head of international residential research at Knight Frank. Since 1994 Jonathan has produced market reports for Douglas Elliman, Knight Frank’s residential partners in the United States, and he’s a regular commentator on prime housing markets across the US.

They also look at the disconnect between the currently cooler prime London and New York markets versus wider UK and US markets, where average house prices are continuing to hit record highs. Ultimately both Kate and Jonathan say that the two cities are moving in similar directions, driven by several years of uncertainty and tax changes. Compared to price falls in 2020, this year, prime prices are set to tick upwards in London and stay static in New York.

How Britain can fix its failing towns.

The absence of the office and the return to work was notable in Boris Johnson's road map announcement. Since then, there have been divergent views about getting employees back into the workplace.

In the UK this week, Bank of England governor Andrew Bailey said he expected a more flexible hybrid model will permanently prevail. Magic circle law firm Freshfields have said its lawyers will be able work from home for up to 50% of the time in London and Manchester, but stressed this would be an interim approach, while Goldman Sachs has told its global workforce that they'll back in the office full-time by the end of the summer.

So what does the global picture look like? And will London's suburbs and commuter towns continue to benefit from housing more office workers?

Classic cars have been one of the top performers in our Luxury Investment Index, but how are they faring now, and what does the future hold as environmental regulations tighten?

Andrew Shirley speaks to His Royal Highness Prince Michael of Kent GCVO to find out how the world of classic cars has changed. He reminisces with Andrew about his early memories of driving and most memorable experiences on the road, including a rally in Brazil in the 1970s where a wheel of his Austin Maxi snapped off, and his recent interest in buying an electric car. Prince Michael is a keen ‘hands on’ motoring enthusiast. As well as being President of The Royal Automobile Club and Patron of The Concours of Elegance.

Andrew also talks to James Knight, Managing Director of Bonhams UK, who recalls renting the Royal Albert Hall for 24 hours to sell an iconic Bugatti in the late 1980s at what was then a new world auction record of £5.5 million pounds. He also comments on the impact of the pandemic on the auction market, and why he thinks the market for classic cars has stabilised following a heady few years after the financial crisis up until about 2015.

Is Asia Pacific about to bounce back?

This week our Head of Asia Pacific Research, Nicholas Holt, catches up with The Economist Intelligence Unit’s Tom Rafferty, who is regional director for Asia and an expert on politics and economics in the region. Tom believes the worst is over for Asia Pacific economies, and expects GDP across the region to bounce back to 5% growth in 2021. For property investors, he says exposure to the region makes sense but there are still lingering issues – momentum for economic growth will not be that sustainable until a vaccine is found, and governments’ withdrawing state support could have a dampening effect.

It found almost six in ten global developers have delayed projects in response to the spread of Covid-19. Of those with delayed projects, more than four in ten are now making changes to designs that were once considered complete.
