Lauren Donati is a life-long South Jersey resident with a diverse creative background. An enduring interest in design led her to an Interior Design program at Temple University in 2017, and after completion she began working with Design Studio 312, a local Interior Design and Staging company. Lauren specializes in innovative ideas and creative problem solving and loves to meet any client's challenge in order to create beautiful spaces, whether for staging or to be lived in every day.

Hoan “Houdini” Thai has a story that many of us can relate to. Hoan is a Philly-based investor with three main focuses. His foremost specialty is finding and acquiring cash-flowing investment properties in emerging neighborhoods,. He also is a private lender and he helps other real estate investors just starting out by offering in-depth coaching, training and networking through his website and Facebook group called “I Escaped My 9 to 5” so they can make their way in the real estate investing world.

After Hoan graduated from college with a degree in engineering, he knew the very first day on his first professional job that he wasn't cut out for a conventional job working in a cubicle. He aspired to do something more entrepreneurial and real estate fit the bill. Unlike a lot of other entrepreneurial ventures where there are too many variables outside of one's control, real estate comes with a pretty straightforward roadmap, if you're willing to follow it and you know what you're doing. He liked the fact that once he knew how to analyze deals and source information to make well-informed buying decisions, the process was one he could "rinse and repeat."

"When I saw that there’s the roadmap I can confidently use to do this, that was the difference," he says. "That was what caused me to escape. With real estate the answers are super clear. The roadmap was super clear."

The lack of affordable housing is a growing issue everywhere, but here in Philadelphia, the problem is particularly acute. In fact within the last decade Philadelphia lost approximately 20% of its low cost housing due to numerous factors.

My guest today is Ross Hennesy and he’s the co-founder of Rigby Housing, a social enterprise firm that he operates with his partner Frank Reis, and which strives to provide affordable housing to low and moderate income residents in Germantown.

Rigby Housing's philosophy is as follows:

"By modestly renovating existing housing that is in poor or unsafe condition and managing from a place of neighborhood awareness, we help stabilize the price of rental homes. This buffers neighborhoods from volatile market forces, such as blight on one end and economic displacement on the other. We see ourselves as part of a much larger movement to provide "development without displacement" in Philadelphia and around the world."

Rigby Housing aims to provide housing that is affordable to moderate-income residents , which means residents make less than 60% of the Area Median Income (AIM) as reported by the US Department of Housing and Urban Development (HUD) and spend less than 30% of their income on rent.

Ken Weinstein: Jumpstart 2.0 Commercial Real Estate

This year, 2020, marks the fifth anniversary of the Jumpstart Germantown program. What originally started in Ken Weinstein's Philly Office Retail location with two participants as a crash course introduction to residential real estate development has blossomed into a citywide movement with Jumpstart affiliates in Kensington, Tioga, Hunting Park, North Philly West, West and Southwest Philadelphia. In less than five years, Jumpstart Germantown has graduated 685 aspiring residential developers, and provided $15.9 Million in loans to finance the acquisition and renovation of 150 abandoned or neglected properties.

Now we're expanding the Jumpstart concept again, this time to erase urban blight along Philadelphia's commercial corridors. We're calling it Jumpstart 2.0 CRE. It will continue the spirit of collaboration that Jumpstart is already known for, and will use a framework similar to what we've successfully deployed to spark redevelopment of single family houses.

Jumpstart 2.0 will be aimed at helping residential developers make the transition to small scale commercial real estate development in Philadelphia. The program will consist of a 7-week, 21 hour curriculum to be conducted in person at Jumpstart Germantown Co-Working Community (4701 Germantown Avenue). The program will begin March 18. Both of them are Jumpstart Germantown alumni and in this interview they talk about their investment philosophy and outlook when it comes to real estate development. They are both proponents of NOAH (naturally occurring affordable housing) investing and explain why it's so important to them to provide safe, comfortable, modern, affordable homes for their tenants.

On the National Association of Affordable Lenders' website NOAH is described as an often overlooked strategy that can preserve existing housing found in urban and older suburban neighborhoods in danger of decline or gentrification.

"Now called middle neighborhoods, these neither high-poverty nor affluent areas are the remnants of a vast number of one-time working-class and middle-class communities," says the article entitled Naturally Occurring Affordable Housing is Hiding in Plain Sight. "As we think about future housing policy, we need to be careful that we don’t focus so much on increasing production of new housing—important as that is—that we lose sight of a vast resource of affordable housing hiding in plain sight that can be preserved for the long-term for a modest fraction of the cost of building new."

Paul Steinke: Preservation Alliance for Greater Philadelphia

Our guest today is a man who knows a lot about the history of real estate in Philadelphia. His name is Paul Steinke and he’s the executive director of the Preservation Alliance for Greater Philadelphia, a membership-based organization whose mission is to promote the appreciation, adaptive re-use and development of the Philadelphia region’s historic buildings, communities and landscapes.

Before he was in charge of the Alliance, Paul was the general manager of the Reading Terminal Market for 13 years where he oversaw numerous improvements in the facility and tenant mix. In fact, under his leadership, the market was recognized by the America Planning Association as one of the Great Places in America.

Earlier in his career, Paul was the executive director of the University City District, a neighborhood imporovement organization that has been central to the revitalzation of West Philly and he also was the finance director of the Center City District, Philadelphia’s downtown improvement agency.

On today’s show, Paul is going to tell us more about the mission of the Preservation Alliance and how respecting and protecting our architectural past can create economic growth for our future.

Today’s guest is Tya Winn, who is an advocate for affordable housing and community development here in Philadelphia.

Tya is the Director of Project Planning for Habitat for Humanity in Philadelphia where she serves as project manager for acquisition, design, and permitting phases of their projects. She also works on affordable housing policies with local civic organizations.

Tya is interested in the urban fabric of inner city communities and finding ways to use design to uplift, restore and rebrand these communities. She previously worked at the Philadelphia Housing Authority and the Logan Community Development Corp, so her knowledge and experience working with community groups, real estate developers and nonprofits runs very deep.

Beth works to advance a policy agenda that helps them do their great work. She leads PACDC’s efforts to advance city, state and federal policies that help CDCs revitalize Philadelphia’s neighborhoods and rebuild communities.

The National Community Reinvestment Coalition (NCRC) earlier this year released a research report called Shifting Neighborhoods: Gentrification and Cultural Displacement in American Cities, and Philadelphia has the dubious distinction of being one of the worst cities for black residents being displaced by real estate development.

In this interview, Beth tells us about the broad findings of the NCRC’s study and gives us a historical context to understanding gentrification in Philadelphia.

Ken Weinstein: Wayne Junction

In this episode, Ken Weinstein, the president of PhillyOfficeRetail and the founder of Jumpstart Germantown, talks about the Wayne Junction revitalization project.

Wayne Junction Station, located on Windrim Avenue in Philadelphia, is a major transportation hub for SEPTA. The station was opened by the Reading Railroad company in 1881 and the surrounding area includes parts of the Germantown and Nicetown neighborhoods.

Today, Wayne Junction is a transfer point between six of SEPTA’s regional rail lines as well as three major transit routes and serves more than 321,000 riders annually.

In this episode, Ken talks about PhillyOfficeRetail's $20 million project to turn a collection of 11 rundown properties into a transformative mixed-use development complete with a craft brewery, restaurants, apartments, offices, and retail.

Today’s interview is with someone who has her finger on the pulse of real estate development in Philadelphia. In fact, it’s her job to know what’s happening in the real estate sector here in Phildaelphia. Her name is Natalie Kostelni and she’s a reporter at Philadelphia Business Journal who covers commercial real estate and economic development.

Natalie has more than two decades of experience as a journalist here in the region, where she began her career as a correspondent at the Philadelphia Inquirer in the Montgomery County bureau. She also reported for the Morning Call newspaper before joining the Philadelphia Business Journal. In addition to her job as a journalist, Natalie is also an adjunct professor at Villanova University, her alma mater, where she teaches a course on real estate at the business school there.

Laura Lacy and her husband Todd are owners of Attic Brewing Co, the first brewery to open in Germantown in 100 years.

Laura grew up in a suburb of Chicago and moved to Philadelphia in 2005 to work at Valley Forge National Park. There she met her husband Todd and got her first taste of craft beer.

In this interview, Laura explains why she and her husband chose Germantown to launch their craft brewery.

What exactly is a craft brewery? Here's a description from the Brewers Association:

Craft brewers are small brewers.
The hallmark of craft beer and craft brewers is innovation. Craft brewers interpret historic styles with unique twists and develop new styles that have no precedent.
Craft beer is generally made with traditional ingredients like malted barley; interesting and sometimes non-traditional ingredients are often added for distinctiveness.
Craft brewers tend to be very involved in their communities through philanthropy, product donations, volunteerism and sponsorship of events.
Craft brewers have distinctive, individualistic approaches to connecting with their customers.

Stefanie Seldin & Tony Gonzalez: Rebuilding Together Philadelphia

Today's guests are Stefanie F. Seldin and Tony Gonzalez of Rebuilding Together Philadelphia (RTP). Stefanie is president and CEO and Tony is program manager.

Rebuilding Together Philadelphia (RTP) revitalizes communities by transforming vulnerable houses into safe, healthy and energy-efficient homes. RTP brings volunteers and communities together to repair homes and improve lives. Each year, RTP and more than 1,300 volunteers provide free safe and healthy home repairs for 75 to 100 homeowners.

In this interview, Stefanie and Tony talk about RTP's several of its programs include Block Builds, Vo-Tech in the House and a $400,000 grant from the Pennsylvania Housing Finance Agency to pay for home repairs for senior residents in Philadelphia.

Stefanie joined RTP as Executive Director in November 2013. Before coming to RTP, Stefanie was the managing attorney for Philadelphia VIP, an agency that recruits volunteer attorneys to assist low-income residents facing civil legal problems threatening their basic human needs. Shelter is first on that list of needs, and housing issues have been Stefanie’s focus for the past 10 years. Stefanie aims to put the housing difficulties faced by low-income families in the hearts and minds of thousands of volunteers. Stefanie has a BA from the University of Pennsylvania and a JD from Georgetown University Law School.

Tony joined RTP in February 2018. With a background in healthcare administration and construction management, Tony brings a variety of experiences to the RTP staff. Prior to joining RTP, Tony worked as a Community Programs Coordinator for Esperanza Health Center where he administered lay health education and a youth fitness programs for the surrounding community.

Walt King: Germantown Real Estate Developer

You could say Walt King was destined to be in real estate development. His mom is an architect and his dad is a general contractor. He always knew he wanted to work in the realm of real estate but he took a little bit of a journey to get to where he is now.

In less than five years, he’s gone from dabbling in renovating single family houses on the weekends while holding down a 9 to 5 job, to today where he's been the developer of an exciting mixed use commercial real estate project at the corner of Wayne Avenue and W. Rittenhouse Street in the Germantown section of Philadelphia. This development includes two new businesses to the neighborhood --Ultimo Coffee and Germantown Bicycle Supply-- plus some renovated apartments.

Art Haywood: PA State Senator

Senator Art Haywood was raised by his mother, a public-school teacher. Early on, she instilled the values of hard work and education within him. He attended public school and graduated from Morehouse College, the London School of Economics as a Marshall Scholar, and the University of Michigan Law School.

Haywood practiced law at Community Legal Services and Regional Housing Legal Services with an emphasis on preserving and creating affordable housing. Haywood then focused his private practice on representing organizations focused on neighborhood revitalization.

He was inspired by the 2008 Presidential campaign for Barack Obama and in 2009 ran and won Township Commissioner in Cheltenham Township. After serving as President of the Board of Commissioners, he became State Senator for the 4th District, which includes Montgomery County and parts of Philadelphia.

Since taking office, Haywood and his staff have served more than 7,000 neighbors through constituent services at his district offices and community outreach events.

In this interview, he talks about the Middle Neighborhoods Assistance Program that incorporates free home repair assistance from Rebuilding Together Philadelphia and free legal services through Regional Housing Legal Services (RHLS). These services are available to those in the Northwest section of Philadelphia and were made possible through the PA Housing Finance Agency (PHFA) and the Pennsylvania Interest on Lawyers’ Trust Accounts Board (PA IOLTA).
