In 1992 voters approved an amendment to the Florida Constitution known as Amendment 10, or Save Our Homes (SOH). SOH is an assessment limitation, or “cap”, on increases in the assessed value of a homestead residence. Those increases are limited to 3% or the percent change in the CPI (Consumer Price Index), whichever is less. The “cap” goes into effect beginning the year after a homestead exemption is granted.

Prior to SOH, taxable value, upon which taxes were calculated, was equal to market value less Homestead exemption. When the market value increased, so would taxable value and therefore, taxes. The SOH law prohibits this from happening – allowing for the maximum 3% “cap” to protect assessed value, regardless of how high market values may increase. This prevents owners from being taxed out of their homes when the market is escalating.

A SOH benefit stays on a Homestead property, providing there are no ownership changes or property improvements. This can provide significant tax savings over time, especially when the market is increasing, as was seen during the real estate boom of 2004 – 2007. The table below illustrates how significant the tax savings can be with SOH. Let’s assume a home was purchased for $125,000, it qualified for Homestead exemption and the Property Appraiser valued the property at $110,000 for the first year.

If property sales in the neighborhood indicate an increase of 15% per year in the market value, the tax benefits due directly to SOH can be seen in the last column. Assuming a tax rate of $20/$1000 of taxable value, the tax savings over 5 years would be $3,153.12. That is a significant savings!

What is LRV? What is Light Reflectance Value?

Understanding LRV is crucial when choosing color for the built environment, interior and exterior.

LRV – You may have noticed these three letters on manufacturer’s color specifications, on the back of paint swatches or noticed an entire column dedicated on precious few square inches of space available in the index of paint fan decks. What do those letters stand for? What does the LRV number mean and how is it used? It is rather simple. Paying attention to a color’s LRV can prevent poor color/paint color selections by helping you determine and evaluate certain color characteristics.

INTRODUCTION

LRV is the acronym for Light Reflectance Value. As mentioned, LRV is on the back of most color swatches and in the index of all major brands’ fandecks. Value is often confused with the term intensity. Intensity is about vividness or dullness – is the color clear or muted. Value is an important term used in color and it speaks strictly to the lightness or darkness of a color.

What is LRV Light Reflectance Value?

Light Reflectance Value (LRV) is the total quantity of visible and useable light reflected by a surface in all directions and at all wavelengths when illuminated by a light source. (ref. British Standard BS 8300:2001/A1:2005)

  LRV is a measurement that tells you how much light a color reflects, and conversely how much it absorbs. LRV runs on a scale from 0% to 100%. Zero assumed to be an absolute black and 100% being an assumed perfectly reflective white. An absolute black or perfectly reflecting white does not exist in our everyday terms. Approximately speaking, the average blackest black has an LRV of 5% and the whitest white 85%. Some yellows can measure up into the 80’s or 90’s as well.

What are the precautions of LRV Light Reflectance Value of Paint Colors?It is true that LRV Light Reflectance Value communicates a lot about a potential wall color, possibly provides even more of a sense of the color than those very small color chips – and we all know the issues with relying on just the small color chips.

LRV refers to the percentage of light reflected by the paint color regardless of how much light is present. The LRV number is a measurement, a piece of data and is one of the few things about a color that is a consistent factor. No matter from what direction the natural light enters a room, no matter what reflection of color you get from the other elements in the room, no matter what other conditions exist that will affect the context in which the wall color is experienced, the LRV is the

The way to avoid this is to READ the HOA contract when you buy your home. Read and understand the rules in place. If you want to alter your garage, move to a neighborhood with less strict HOA laws, or with no HOA at all. If you aren’t reading these restrictions, you are wasting the time of the HOA by forcing them to focus on your wrongdoing, when it could have been avoided in the first place, had you just read their standards.

A home warranty is not like a car warranty, it covers the major systems of the home – plumbing, electrical, appliances, cooling and heating. If something needs to be fixed, a serviceman will come out and service that system. If it needs to be replaced because it is broken or has died, sometimes they will replace the broken part, other times they may just give you a set amount of cash and allow you to go shopping for what you want on your own.

Re-organizing your bathrooms and bedrooms to make them more accessible for someone of older age, especially someone who is disabled (i.e. in a wheelchair) is the most important aspect of preparing your home. Widening the shower, adding grab bars, widening door frames, having lower appliances for them to reach, etc.; these are the things you must think about before welcoming your elderly loved ones into your home for a permanent stay.

When re-designing your home for an elderly family member, or for yourself as you age, the main thought that should run through your head is: is this functional? Although the addition may not be the prettiest, or it may not match your décor, if it’s functional, it’s worth your money. The second thought should be, will this help the home sell when the time comes? If you modify things about your home to only match your needs and preferences, you may have a harder time selling the home when the time comes.

When you sign a lease, you’re paying rent to a landlord while simultaneously putting wear and tear on the house. If you “rent to own”, you’re losing money as a seller. You’re losing the opportunity to sell the home at market price. Renting to own is not an option, it’s not a thing people do. You can rent, and you can own. But doing one to the other in the same property is too much for anyone to handle, especially the realtor. They are first signing a lease, and then you’d have to draw up a contract with the NEW price of the home after the months of wear and tear from the tenant who rented it. Again, you only lose money.

What happens when a friend is staying in your apartment and you want them to leave, but they won’t?

Unfortunately, in the state of Florida, you can’t really do anything at all. You can file for eviction, but that’s a grueling process that no one wants to go through.

After this situation, I’ve realized the importance of researching the companies to a high degree before you decide to let them into your home. Your home is your sanctuary and you should be able to live in it without interruption.

I had someone ask me recently, “how can I break a lease due to an unresponsive landlord?” And my answer was simple, “I’m not sure you can.” After learning about her living condition, I told her to explore the possibility to calling in the health department.

When a landlord signs a tenant to take over the lease on their property, they are hiring the tenant to take care of the property and are paying to use it. However, appliances that are not functional shouldn’t be a point of contention in a lease. If it’s not functioning, it’s not in any condition to be used. Making sure the entire property is in working condition is essential before you sign anything

The home you buy needs to function for your purpose, if it doesn’t, it won’t be worth the investment. As a Realtor® my job is to rule out the homes that DON’T function for the buyer so that closing goes smoothly and without any unexpected issues.

People are afraid of repairs, but when they avoid it, only bad things happen. In addition to that, people that try and take the easy way out of repairs also only find that it needs more and more repairs as time goes on. Doing it right from the first time will help you avoid more costs in the future.

I generally know how much repairs will cost, but since sellers don’t know how to estimate repairs, if they are given a $1500 allowance to make the repairs, they may spend $800 on a single repair and just make small adjustments with what’s left over.

If the foundation of the house isn’t in good condition, making those small repairs only patches a hole to an already sinking ship. The foundation needs to be in good condition so that the repairs that are made only improve the quality of the home.

HUD testers are people who test for discrimination in the housing market. If a HUD tester were to think you were discriminating against a certain community, you can be summoned to court and you will be asked to testify.

If I put an ad out for a house, I cannot just give a blanket statement like “no felonies.” In order to not be put on trial for discrimination, I must clarify “no felonies for ____ years.”

The reason we try and avoid felons buying or renting our properties is because history is a direct reflection of the future. We are trying to protect ourselves, but the felon is the one being federally protected.

Recently, local defense attorney Annabelle Dias caught a serious blip in her contract for a new home she was buying, which included some off-putting addendums about minorities. She terminated the contract and brought it to the attention of the public.

HOA’s and COA’s are two different things – Home Owners Associations govern your life and what you do on the property. Condo Owners Associations own the structure and the land it was built on.

 The average HOA fee per year is $966. This is an average number for the United States.

Changing the filter is actually a good way to get into your rental properties as a property manager, if you need to check up on your rental.

Archie Chamber, HVAC licensed repair man with E&B heating & air in Tallahassee, suggests that you get you’re A/C cleaned once a year, and to change the filter every time your light bill is due.

Installing and servicing an A/C unit is an investment, but with proper care, a unit can last between 15-18 years. Being conscious of when filter changes are needed, when it needs to be cleaned, and making sure it’s always in working order is vital if you want your system to last the longest amount of time. Most reputable air conditioning companies do offer financing for your system, if cost is a factor that’s stopping you from servicing your unit.

Social media can be a job, fighting and writing to followers and new viewers to convince them to continue to be a part of your following.

Common platforms include Twitter, Instagram, YouTube, Linkedin, and Tumblr.

Authenticity is one of the most important factors of a successful social media page. Without transparency and authenticity, your followers will never see you (or your page) for what it is in your eyes.

Being versatile in your posts will create more saturation and views from your current following. For example, posting not just on your Instagram feed but also on your Instagram story, provides followers with more content and allows them to interact with your page more.

Hashtags are a sure-fire way to get more followers. You can follow specific hashtags on social media sites such as Instagram or Twitter, which allows you to see any post with those hashtags. If you tag your photos/statuses with the same hashtags over time, your posts will start to gain a following all on their own.

It’s easy to capture different styles and ideas, including real estate models, through social media. Bringing art and creativity into a new medium like real estate is a sure-fire way to stand out and create a following on these social media platforms.

When creating art, mastering the grey scale is the first step to success. If you can make a black and white piece look beautiful, adding color then comes much easier.

Decorating with purpose is a key ingredient in the recipe of real estate beautification. Mindlessly creating something isn’t profitable, creating something out of purposefulness will do that job for you.

Probst talks key points on how creating art in a small town is profitable, one of which includes who we are as a community, and how we can create art that fits into our city’s demographic. She talks how Tallahassee needs art that can be appealing to all communities; seniors, children, and the in-betweens alike.

Taking this note and applying it to the real estate world, we must understand that homes also have personalities. The personality of the home must match the personality of the tenant, otherwise it doesn’t match, and artistically, it doesn’t make sense. Matching the personality of the home to that of the owner adds value to the home because it feels like the home is created for them. -         “If you are a hammer, every problem looks like a nail”… if your lender does not have all these products then they are looking at putting you in what they have available versus putting you in what fits you best.

-         These are awesome for refinance opportunities

o  Tight equity scenarios

o  Better than high interest credit cards

o  Avoid dipping into savings or retirement

o  Go to higher LTV’s and go off “as improved” values
