Morgan Asset Management, “Our 2021 Guide to Retirement considers a number of timely themes impacting those planning for retirement, such as managing lower expected returns for those closer to retirement, the importance of diversified investing, and tax management strategies.”</p><p>It's a 50+ slide PowerPoint deck and if you're not a complete retirement nerd, it's a big pile of eye-crossing charts and graphs. That's easy: Invest in real estate syndications.</p><p>A syndication is basically a partnership between a group of investors to purchase some kind of asset. There’s one person or a team of people who act as the sponsor or syndicator, and then there are the investors, who put in money, which is usually used for the down payment, and sometimes partially for improvements to the property, once it’s acquired. Investors in these syndications often receive quarterly distributions, followed by a large payoff once the property eventually sells.</p><p>In today's episode, I'm going to run you through my first syndication investment, which I got into in the summer of 2018. 			<description><![CDATA[<p>One of the best, most simple explanations I've ever heard for economics is from the book “The Armchair Economist,” by Steven Landsburg. He wrote that most of economics can be summarized in four words: “People respond to incentives.”</p><p>People respond to incentives.</p><p>Here in Portland, we've incentivized homelessness and lawlessness with our attitudes and legislation essentially encouraging our homeless friends to do drugs and commit whatever crime necessary to support their habit. All while letting people camp pretty much anywhere within the city limits.</p><p>I talk about this because much of the problem could have been prevented, but it makes us feel good to make it as easy as possible for people to engage in self-destructive behavior. And it makes us feel bad to incarcerate the less fortunate for committing crimes.</p><p>Also, I briefly talk about the concept of a "Geographic Plan B." This is basically the idea that if you can't afford to retire where you are, there are many options out there where you can live for MUCH less. It's worth having a Plan B in place, just in case your retirement plans change down the line.</p><p>And on the next episode I'm talking with a true expert in living abroad and all the things that go with it. JC Pennys?), I knew the bull market was going to have to end. But when? </p><p>I knew I wanted to get into real estate and get out of the stock market, but I didn't know where to start. I knew if we had a market crash, renters would still, most likely, have to pay their rents and hell, if an investment property burns down, the insurance company will replace it. A cash-flowing, insurable asset where the tenant pays the debt? Sounds like a win-win!</p><p>So I found a lot of turnkey providers, some good, some bad. In today's episode, I run through the process of buying my first turnkey rental investment in the beautiful city of Cincinnati, OH. </p><p>If you're an entrepreneur, I'd highly recommend you consider using real estate as part of your retirement plan.
