I decided to take option two and fought hard to get my debt paid, especially as I knew the agents were taking the absolute piss out of me and using Covid19 as an excuse. Had they given me a legitimate reason why they couldn’t pay, and if they were genuinely hard up, I probably would have worked with them. ⁣

⁣

⁣

Mum always took an interest and was involved directly with my work, she was almost like a silent board member who always wanted to be involved or at least wanted to be told what was going on. In a weird kind of way I really enjoyed having her by my side, especially in the last project we did together. Forget having a builder's mate to help you. I had my very own Daisy mate, a labourer, a tradesman and everything in between. ⁣

There comes a time in your life when you realise your parents are not going to be around forever, and for me, this happened about 3 years ago when I wrote the following line in my daily journal. ⁣

"Spend time with my mother, ring her or see her so that I have no time regrets once she does depart this earth."⁣

⁣

⁣

And that's exactly what I did. I made a consensus effort to call her, see her, tell her rude jokes and just be in her presence. ⁣

⁣

On this podcast, Alfred and I talk about all things property. How he got started, how he knew early on in his career that there has to be more to life than just the 9-5, how he took it upon himself to invest £24,000 of his life savings to educate himself around the whole subject area of property investing. ⠀

He’s not one to start small either, his first deal was a seven-bed HMO, and he successfully managed to raise finance from a private investor to carry out this deal. One of the biggest takeaways from this podcast is Alfred's ability to raise finance from private individuals; I put him on the spot and carried out a role-play session where he successfully convinced me to part with £75k of my own money. A true don! ⠀

I couldn’t bring the ‘Women in Property’ series to an end without speaking to Kamila; she’s one person whose testament to how someone can change their lives and circumstances to better themselves and live the life they want through property. ⠀

In a past life, Kamila was a midwife who invested in property as a hobby with her ex-partner of 10 years. In 2017 her relationship broke down leading her having to sell her whole portfolio and take on her part of a £120k debt. As a newly single mum, she’d gone from a luxury lifestyle to one close to bankruptcy. ⠀

⠀

In this podcast, Kamila talks openly about how she rebuilt herself as a person, how she created a new life for her and her twin girls. She also talks about all the challenges she faced along the way; we discuss how not so long ago she was suicidal and almost took her own life. An emotional conversation indeed. ⠀

What I later found out was Davinder was scoping me out as a person and doing her research to see if I would align with her and her brand. I’ve never been checked or interviewed for my podcast before, but hey it makes perfect sense, why would you align yourself with someone or do a podcast if the brand values and moral don’t align? ⠀

After exchanging some voice notes and Davinder listening to a few of my previous podcasts episodes, she finally gave me the green light, and I managed to secure her as a guest on my podcast. ⠀

If you’ve not heard of Davinder or “Spot the Dave” as she is also known, where have you been? I first came across this super cool individual on a fellow podcaster’s Instagram live and was simply blown away at the levels she was operating at. I think she must have been on HMO project 5 or 6 when I first heard of her and now she is somewhere near project 14. ⠀

Dave has a remarkable ability to secure hot property in the right locations and very quickly raise investor finance to fund these projects, in her own words “James I have never given a charge on a property to any of my investors”. She makes it look so easy but anyone whose tried raising investor finance knows it’s not as simple as it may appear to be. Investors are built over time and with trust. ⠀

In this super jam-packed podcast, Davinder talks about her journey from School, into higher education, a corporate career, her time travelling and of course, her fantastic property journey. Don’t be fooled! Davinder wasn’t born with a silver spoon in her mouth. She went to a regular state School, but worked hard and grafted to get to where she is today.⠀

I’m so glad I got to record with her and get her on the “Women in Property” series as she is one of those superstar women doing amazing things in Property and deserves to be recognised for it. If her story doesn’t inspire you and give you the kick up the arse you need, I’m not quite sure what will. A real superstar in my eyes! ⠀

Tyna is one of those fine examples of how anyone from any walk of life can change their circumstances and become a property entrepreneur.⠀

It took me exactly 40 seconds to gel with Tyna, she shares the same high energy type personality like myself, and she just says it as it is and if that rubs someone up the wrong way then so be it. A what-you-see-is-what-you-get kind of person. No BS! ⠀

Finding the right mentor and coach is a prime example of how someone can create a solid property business. Tyna speaks openly about having been mentored by Susanna Cole, and she’s also an advocate of having a mind coach and a local business coach that helps her to stay in line and grow her business. Her top tip for finding a coach “If they are asking you to run to the back of the room to sign up, you need to run straight out of the room.” ⠀

Tyna inherited a property early on in her life, she refurbed, let the property out and literally forgot about it and continued her day to day job. In 2017 Tyna started exploring the world of YouTube and soon realised she could raise money in a number of creative ways and this got her fired up once again. She quickly scaled her portfolio to a number of properties but still called her business a hobby. Soon after she quit her job and the rest was history. ⠀

Tyna talks openly about being dyslexic but never let this stop her in achieving massive success. If you get a moment to jump on her Instagram page, you will see how she takes beautiful notes using visuals and quirky little diagrams. This woman is someone who hates excuses and doesn’t let anything stop her. ⠀
